F.A.Q.s and General Information

 THE INFORMATION BELOW IS A SUMMARY OF OUR MOST FREQUENTLY ASKED QUESTIONS AND REQUESTED INFORMATION.


APPLICATIONS ~ You can come into our office at either location to pick up an application. Each one must be filled out COMPLETELY.  Each person  18 yrs of age or older must fill out an application.  Again, for faster processing make sure that all lines are correctly filled in on the application. ALL EXTRA DOCUMENTATION MUST BE INCLUDED OR WE WILL NOT PROCESS YOUR APPLICATION!

IDENTIFICATION ~ We require valid photo I.D., preferably a driver’s license or state I.D., and it must be presented with the completed application.  A copy of social security card or acceptable alternative (passport, TAX ID, official documentation) will be required as well.  We will not process your application without these items.

HOUSING REFERENCES ~ Rental history must be verifiable from unbiased sources.  It is your responsibility to provide us with the information necessary to allow us to contact your past landlords. We reserve the right to deny your application if, after making a good faith effort, we are unable to verify your rental history.  If the applicant’s housing during the past three years has included home ownership, mortgage payment history shall be considered.  If you do not meet the three years of rental history requirement, you may be asked to obtain a co-signer.

INCOME ~ The combination of your gross monthly income must be at least 4 times the  rent amount. Income must be verifiable through pay stubs, or tax records. All other income, including self employment, must be verifiable through bank statements or tax records.  Stability of the source and amount of income may be considered.  Copies of this must be turned in with your application.  If you do not meet our income requirements you may be asked to obtain a co-signer.

CREDIT WORTHINESS~ Credit worthiness may be determined from a credit report which should reflect prudent payment history.  Applicant(s) history should be free of evictions, judgments, collections and bankruptcies. A valid explanation may be considered by the owner/agent if provided by the applicant(s).  If your credit is not in good standing, you may be asked to obtain a co-signer.

CO-SIGNERS ~  If you are asked to obtain a co-signer, the co-signer must fill out the same application and be placed through the same screening process.  We need all the information and the screening fee from the co-signer to process their application.

DEMEANOR AND BEHAVIOR ~ The behavior and demeanor of applicants during the application process will be considered.

INCOMPLETE, INACCURATE OR FALSIFIED INFORMATION ~ Any information that is incomplete, illegible, inaccurate, or falsified may be grounds for rejection or termination of the rental agreement upon discovery.

How do I apply for tenancy at one of your units?
Once you have viewed the rental unit where you are interested in living, each adult who will be living in the home will need to fill out an application, include the extra documentation, and pay the application fee.  We will not process your application if we do not have all the information we need.  If a co-signer is required they need to submit their application and fee in addition to the adults who will be living in the unit.

Do you screen your residents and how much does it cost?
Yes, we review criminal history, public records, rental history, employment stability, and credit history on each prospective resident. This is a $35 non-refundable fee per applicant 18 years of age and older.  This fee is payable by money order or cashiers check.  Your application will not be processed until we receive this fee in a money order or cashier’s check ONLY.

Do you take Section 8 or HUD recipients?
No. Our office does not accept section 8 or HUD.

How much does it cost to move in?
The refundable security deposit and first month’s rent need to be paid at lease signing prior to moving in.  These amounts are listed with the information about the unit.  These must be in a money order or cashier’s check ONLY.  Last month’s rent is not required as part of our residential leases.

Do you accept pets? How much does it cost?
Some of our rentals do accept pets.  Those that do are clearly marked in the description.  There is an additional $300 security deposit per pet that is refundable upon move out if there is no damage to the unit.  All pets must be approved by Kampfer prior to their entry of the property.  Tenant must provide documentation that the pet has been spayed/neutered, immunization records, licensing, and renter’s insurance.  If the animal is larger than 45 lbs. we reserve the right to ask for a larger deposit.  ALL DOGS  ARE SUBJECT TO A “MEET AND GREET” AT OUR OFFICE BEFORE THEY WILL BE APPROVED.

I want to move out, what do I do?
You must give us a 30-day notice in writing, verbal notice is not acceptable.  You can either come to the office to pick up a form or type and sign a letter that includes your rental address, where you are moving, when you are moving, and the date the letter is sent.  Again, please be sure to include your forwarding address.
