			<content:encoded><![CDATA[<p align="center"><span style="text-decoration: underline;">SELECTION AND SCREENING CRITERIA</span></p>
<p> A $35.00 non-refundable screening charge per person (18) years and older will be required (payable by money-order only.)  This charge covers tenant screening, credit report, and criminal background report.  This screening process entails verifying that each individual applicant (and co-signer) meets the requirements for tenancy with Kampfer Enterprises, Inc.  Kampfer Enterprises has a zero tolerance policy for all violent or repeat non-violent criminal records; any criminal history may be grounds for denial.  The demeanor and behavior of all applicants during the application process will be evaluated and will have bearing on the approval or denial.  All information provided by this report is taken under consideration, and will have impact on approval or denial.  If you do not meet our requirements a co-signer may be required for approval, or if you are a student who is not independent financially.</p>
<p> <span style="text-decoration: underline;">APPLICATION PROCESS</span></p>
<ol>
<li>Complete the application form completely, front and back.  Applications returned incomplete will delay the application process. Along with the completed application, please attach a copy of your picture identification and valid Social Security Card, and income verification.  Make sure you specify which property you are interested in.</li>
<li>Pay the <strong>non-refundable</strong> screening charge of $35.00 for each applicant eighteen (18) years of age and older.  This also includes co-signers.</li>
<li>On approval and you accept the available unit, and you agree to abide by all the rules and regulations, you will be required to sign a rental agreement or lease within three (3) business days.  At that time, you will be required to pay the deposits &amp; fees.</li>
</ol>
<p> <strong>Note:  A public/criminal report must be run for each applicant eighteen (18) years of age and older.  All co-signers must be approved by the same Tenant selection process.</strong></p>
<p><span style="text-decoration: underline;">INCOME REQUIREMENTS</span></p>
<ol>
<li>Gross income must equal minimum four (4) times stated monthly rent.</li>
<li>If monthly income does not meet the required level a co-signer will be required.</li>
<li>The last two (2) current paycheck stubs will be required.  All income stated on the application will need to be verified.</li>
<li>Self employed applicant will be required to show proof of income through copies of the previous two (2) years tax returns.</li>
<li>We require all students to have a co-signer.</li>
<li>Written official verification will be required for additional income stated on the application.</li>
</ol>
<p>*Copy of Financial Aid Award Letter        *Letter from parent or guardian</p>
<p>*Social Security Benefits                            * Child Support Etc.</p>
<p><strong>               **Note:  Applications will be processed in the order they are received.  The first completed set of applications with all necessary documentation and the screening fee paid will be the first to be processed</strong>.      </p>
<p><span style="text-decoration: underline;">RENTAL REQUIREMENTS</span></p>
<ol>
<li>Three years of verifiable rental history and a reference from a third-party landlord is required.  (Roommates or family do not qualify as reference)</li>
<li>A co-signer will be required when residency reference is with parents or student housing, or rental history is less than three years.</li>
<li>Rental history must reflect NO past due rents (unless debt has been cleared and landlord would re-rent)</li>
<li>Rental history must reflect NO noise or disturbance complaints or any other violation of the rental agreement/lease.</li>
</ol>
<p><span style="text-decoration: underline;">EMPLOYMENT REQUIREMENTS</span></p>
<ol>
<li> Six months of verifiable employment will be required.</li>
<li>  Application will be denied of we are unable to verify income that will show your ability to pay the stated monthly rent.</li>
<li>Credit must be in good standing, everything will be taken into consideration.</li>
<li>A co-signer may be required if credit is not in good standing, or if income/employment does not meet our requirements.</li>
</ol>
<p> <span style="text-decoration: underline;">OCCUPANCY REQUIREMENTS</span></p>
<ol>
<li> Only two (2) persons allowed per bedroom.  If applicable, NO bedroom is to be made in a garage area or any other living space.</li>
<li> Persons NOT on the contract or lease residing in the dwelling will be considered in violation of the contract or lease and will be grounds for eviction of all parties.</li>
<li>Maple Tree Village allows only 3 occupants per unit.</li>
</ol>
<p><span style="text-decoration: underline;">REJECTION POLICY</span></p>
<p> If your application is denied due to adverse information received, you may:</p>
<ol>
<li> Contact the company that supplied the information.</li>
<li> Contact the credit reporting agency.</li>
<li> Request the credit reporting agency to submit a corrected report to Kampfer Enterprises, Inc.</li>
<li> Your application will then be re-evaluated for the next available unit.</li>
<li> Incomplete, inaccurate, or falsified information will be grounds for denial.   A criminal record may be considered grounds for denial.</li>
<li>If Kampfer gives you the option of obtaining a co-signer and the co-signer is approved after the screening process, your application will be re-evaluated.</li>
